July Housing Market Update

"Hello, this is Liana Caldera with Platinum Realty and I wanted to do just a quick update on the real estate housing market in the Kansas City area. I get asked this question a lot and I thought it would be helpful to send to my clients to just do a very fast kind of broad overview of what the market is doing in July. So, generally speaking, the market kind of runs in you know, in seasons. Of course, the months of the year have not been behaving appropriately since 2020. But generally, the real estate market kind of begins right around when baseball season begins so right around the first of April, and it kind of tailors off and at least the “heavy part” of the market ends in 4th of July. What we are seeing right now is we still have a pretty good pace of real estate. Even in the beginning right after 4th of July, which was last weekend, we are still seeing a pretty decent pace in real estate, so if you are thinking about selling definitely you want to kind of catch this train while it is here for sure. This is still a great time to list. We are still seeing pretty short days on the market. Inventory is still very low, even according to last year’s numbers which were already low and for sellers that is a great advantage. And for buyers you definitely also want to jump on this train because of course we just heard the Fed Chairman say that there is a chance that they are not quite seeing our… we are in like the weirdest time because they are saying that they saw that strong jobs forecast come out and so there is a decent chance that we might see interest rates go ahead and start ticking up again. We have kind of had a lull there, which has been wonderful, but there is a chance that that could begin to tick up again and you really just lose so much buying power when that happens so this is just again a really ideal time both for buyers and sellers to jump on in to the market.
